Terms of Use

Last updated: October 11, 2026

1. Agreement

These terms apply when you use mynextaddress.ca (the "Site"). By using the Site you agree to them. If you do not agree, please do not use the Site. Our Privacy Policy explains how we handle your information and forms part of these terms.

2. What the Site does

The Site gives free estimates of the possible listing price of Canadian residential properties, based on public data and statistical methods. The Site is a tool for general information only.

3. Estimates are not appraisals or advice

  • An estimate is not an appraisal, a market value opinion, an offer, or a promise that a property will sell for any price.
  • Estimates do not replace the advice of a licensed appraiser, real-estate professional, lender, lawyer or other qualified professional. Please obtain professional advice before you buy, sell, list, finance or insure a property.
  • Estimates are produced for an area and a type of property and can differ, sometimes by a large amount, from the real value of a particular property. They cannot account for everything that affects a price, such as the exact location, layout, renovations, defects or the state of the market on a given day.
  • Our estimate engine is under development and may contain errors. The Site may change how estimates are calculated at any time, so the same property can receive different estimates on different days.
  • Your answers affect the result. We do not check the information you enter, and an estimate is only as good as that information.

4. Using the Site

You agree to use the Site lawfully and not to:

  • use robots, scrapers or other automated means to obtain estimates in bulk;
  • try to work out, copy or reverse engineer how estimates are calculated, or the data behind them;
  • interfere with the Site, its security or other users, or exceed reasonable usage limits;
  • give false information, or give information about a person without their permission;
  • use estimates in a way that suggests they are appraisals or official valuations.

We may limit or block access to the Site if we think these rules are being broken.

5. Our content and your information

The Site, its design, text, software and estimating methods belong to us or our licensors and are protected by law. You may view and use the Site for your personal, non-commercial purposes. You may not copy, republish or sell estimates or other Site content without our written permission, apart from quoting a single estimate for your own use with a clear reference to this Site.

You keep ownership of the information you give us. You allow us to use it as described in our Privacy Policy, including, to improve our estimates, in a form that does not identify you.

6. Data sources

Estimates draw on the following sources, among others:

  • Statistics Canada, Canadian Housing Statistics Programme. Contains information licensed under the Statistics Canada Open Licence.
  • Ville de Montréal, municipal property assessment roll, open data provided by the City of Montréal under a Creative Commons Attribution 4.0 licence.
  • Market price indices and aggregated market statistics.

These organisations do not endorse the Site and are not responsible for its estimates or for how we have processed their data.

7. Advertising and links

The Site may show advertising and link to other websites. We do not control these and are not responsible for them or for anything you buy or agree to through them. Showing an ad is not an endorsement.

8. No warranty

The Site and its estimates are provided "as is" and "as available". To the fullest extent the law allows, we make no promise that they are accurate, complete, current or suitable for any purpose, or that the Site will be uninterrupted or error-free.

9. Limit of liability

To the fullest extent the law allows, we are not liable for any loss or damage, including lost profit, lost sale, a price you set or accepted, a lending, insurance or purchase decision, or any indirect or consequential loss, arising from your use of the Site or reliance on an estimate. If our liability cannot be excluded, it is limited to $100.

Some laws, including consumer protection laws in Québec, give you rights that cannot be limited by contract. Nothing in these terms limits those rights.

10. Changes and ending access

We may change the Site or these terms at any time. The date at the top shows when the terms last changed. If you keep using the Site after a change, you accept the new terms. We may suspend or end access to the Site, or to any part of it, at any time.

11. Governing law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there. The courts of Ontario have jurisdiction over any dispute, except where the law of your province gives you the right to bring it elsewhere, including in Québec.

12. Language

This is the English version of our terms, for mynextaddress.ca. A French version applies to our French-language site, maprochaineadresse.ca.

13. Contact
